Our extended stay hotel brand is called Boardwalk Suites Extended Stay. We focus on creating a strong brand from within by hiring great employees, providing extensive training, and creating a great company culture.
We set goals for the hotel and when we achieve the goals, we compensate the employees from a success fund that is allocated to the team each month. Our goal in each market is to be the best extended stay hotel in the area.
Boardwalk Suites Baton Rouge is 109 unit extended stay hotel located in the capitol of Louisiana. It is a 3 story concrete structure with a lot of outdoor space for activities like hanging out on the tree swings, zip lining, bbq cookouts, and picnics. We purchased the property in November and obtained positive cash flow within 6 months. The hotel maintains a 4-5 star rating with 90% of the guests booking direct and an average 9 day length of stay. The hotel is cashless with all payments collected by credit card or through direct deposit. We have had 0 charge backs since we began operations which is amazing in itself. We operate as a limited service hotel and have 4 full time employees with a labor expense below 15% of the gross revenue. The purchase price was $2,470,000 and the projected value in 5 years is $8,000,000.
Boardwalk Suites in Lafayette is 160 unit hotel with 8,000 sq ft of retail, and 3.2 acres of land on a hard corner off the busy I-10 freeway. This is a high traffic area with more than 75K cars passing by on the I-10 per day. The opportunities are endless for this project, but our initial focus has been to meet the needs of the local community as we work with the local non profit communities to house families and Veterans. We purchased the property in January, 2024 and plan to have the first round of renovations complete for a grand opening May 1, 2024. We are also working with a leading gas station and convenience store franchise to develop the .96 acres at the center of the property in conjunction with the 8,000 square feet of retail. The purchase price was $2,300,000 and the 5 year stabilized value exceeds $11,000,000.
Boardwalk Suites Las Vegas is a 30 room motel in Downtown Las Vegas that was converted in to a successful extended stay. While operating the hotel, we were able to develop plans to build the highest structure in the area with a 5 story mid-rise that features breathtaking views of the entire valley including the strip and downtown. This redevelopment project would increase the total unit count to 77 units. The property was purchased in 2019 and rebranded as Boardwalk Suites, January 2024. We dominated the market with an effective online marketing strategy that secured 90% of our bookings direct with no OTA fees. We purchased the hotel for $1,650,000 in November 2018 and are in contract to sell the property by the end of May 2024 for an undisclosed price. The property was originally listed for $3,500,000 before we entered into contract.
