We have an experienced team with a track record of success that oversees the management of assets under management. 

PREFFERED EQUITY INVESTMENTS

When assets are not performing well, they do not qualify for conventional loans which have low interest rates and fees. We raise capital for acquisition and renovations through preferred equity investments and pay the investors back in 2-3 years once the property is stabilized.

This investment is has 1st priority amongst the investors and is paid 1st with a dividend that is paid out  before any profits are distributed.

This investment is 2nd priority amongst the investors and a dividend is paid out before any profits are distributed.

This is the equity ownership that is held by the General Partners. This group receives percentage of the profits after the Class A and Class B stock dividends have been paid.

S CORPORATION DISTRIBUTIONS

Distributions from S corporations are not qualified dividends because they are not made from earnings and profits. They represent a distribution of S corporation earnings so they are taxed as normal income.

Preferred Equity is distributed  1st and it is taxed at the same tax rate as ordinary income since we are classified as an S Corporation.

Investors can receive 100% of their initial investment tax free from debt issued on the property as well as profits earned by the business. Return Of Capital should be equal amongst the partnership classes at all times unless interest is being sold.

Profits are distributed quarterly from the Net Operating Income that is generated by the business including the proceeds from a sale.

Long term capital gains are distributed to the investors when they meet the IRS requirements. The asset must be held for at least 1 year and 

Stabilized Properties Qualify for Conventional Loans

Once a property is stabilized, it will meet the requirements to qualify for conventional loans which can be utilized to return capital to investors.

We make improvements to the property, rebrand the hotel,  and begin to produce positive cash flow.

We maximize the performance of the hotel and increase the Net Operating Income. Distributions are made to investors.

We will refinance the property and return investor capital along with additional profits.

We hold on to the investment for cash flow and tax benefits. We distribute profits to investors until the asset is sold.
